I am hoping to rent my house for 1 year, starting in August of 2023. I have not yet obtained approval for being a section 8 provider, and so may need some time to complete the paperwork. The house will be partially furnished, and can discuss with the tenant if they want less furniture left in place. Willing to discuss self-management of the property for handy renters. Prefer those with a quiet lifestyle as the neighborhood is relatively quiet.

The features of the property include: 1) Large, remodeled kitchen 2) Living room, dining room and front room (closed in porch) on first floor 3) Two upstairs bedrooms that share a bathroom 4) One downstairs bedroom with a private bathroom 5) You may use half of the basement for storage 6) Large yard, completely fenced in 7) You will have the use of one garage space. 8) All new windows in upstairs bedrooms (2022) 9) New toilet, plumbing and flooring for upstairs bathroom (2022) 10) Extensive efforts have been taken to remove or seal all lead paint in the basement 11) Washer and dryer in the basement. 12) Heat pump and radiator heat (pick which you prefer to use). 13) Heat pumps also serve as highly efficient air conditioners, newly installed (2023) 14) Handful of small weatherization projects in 2019-22.

The location is excellent: 1) Excellent public schools (Colfax and Allderdice) within a short walk 2) Half a block from beautiful park (frick park) and well-regarded blue-slide playground 3) Short walk to Sq hill restaurants, library etc.

Some possible downsides to consider: 1) The property has 29 steps to the front door. It is a good way to stay in shape and provides a natural security system (never had a package snatched), but it is quite a workup to go up and down. 2) I haven't completed the application/inspection process so it may take some time to finalize. 3) The property is only availible for 1 year (may extend to two years, but not certain at this time) 4) I prefer to leave the property partially furnished if that is possible for you. 5) No smoking allowed. 6) Only small, Hypoallegenic pets allowed.
